I think it'd be better to just rent a room like this. For example, you could talk to an NPC and pay a fee. Then you'd be transported to an instance of this room (like you would for holiday quests) and after 5 or 10 minutes you'd be automatically teleported out and you could pay again.

thats what i was thinking at one point, maybe you could rent them but also buy them for a very high price
so then the player can think if it is worth it or not
